Maintenance Planner

With regular maintenance, your facility, courts, and accessories should hold up for a long time. Here’s what you need to do:*

Pre-season

Court Surfaces (outdoor)
AcrylicPower wash, clean & fill cracks Check for birdbaths, repair as required.
Fast-DryRemove dead material, scarify, topdress, roll, install lines.
Sand-Filled TurfPowerbroom. Remove algae. Apply sand topdressing as required.
GrassRoll and fertilize grass. Gradually mow to playing height.
Court Surfaces (indoor)
AcrylicPower wash surface. Clean and fill cracks or surface tears.
Fast-DryDeep scarify surface crust as required, grade. Top dress with surface material as required.
Sand-Filled TurfPower broom court surface. Apply sand topdressing as required.
Court Accessories
NetsInstall net, adjust height and tension.
Net PostsClean out sleeves if removed. Paint as required. Install posts and lubricate mechanisms and sleeves.
FencingCheck that frame and fabric are secure and free from hazards.
WindscreensInstall windscreens.
Irrigation — Above SurfaceTurn on water supply, test system, set meters, set timer clocks. Check and replace zone valves as required.
Irrigation — SubsurfaceSet level.
Lights (Indoor)Clean lenses and check wiring/conduit.
Lights (Outdoor)Clean lenses and check wiring/conduit, set timer clocks. Check and record light level readings.
Court Maintenance EquipmentClean, lubricate, tune-up, test.
Court Buildings
Air StructuresClean fabric, erect structure, test all systems/blower. Review emergency staff procedures.
Metal BuildingsCheck and test all HVAC systems.
Fabric FrameInspect metal framework, joints and fasteners.
Related Facility Concerns
DrainageCheck systems, clear structures and pipes.
LandscapingPrune back overgrowth and roots under courts, fertilize, install seasonal plantings, mulch beds.

As required

Court Surfaces (outdoor)
AcrylicClean off spills and other contaminants. Check for surface cracking. Sweep or blow clean after heavy rain.
Fast-DryBroom court and brush lines. Roll. Minor patching, as required.
Sand-Filled TurfRepair as required in heavily used areas.
GrassFill/repair divets and gouges in grass. Line courts. Apply fertilizer, soil amendments, pesticides.
Court Surfaces (indoor)
AcrylicClean off spills and other contaminants. Water vacuum or water brush surface.
Fast-DryBroom court and brush lines. Fill low spots and reset lines.
Sand-Filled TurfReplace sand as required in heavily used areas. Check for tears or loose seams.
Court Accessories
NetsClean headband, net, and center strap.
Net PostsCheck for cracking and repair as needed around net posts.
FencingInspect frame, hardware, and footings. Repair as required or replace damaged elements. Check gate swings, lubricate.
WindscreensReplace damaged panels.
Irrigation — Above SurfaceAdjust timer clocks to match seasonal usage water requirements.
Irrigation — SubsurfaceMonitor and adjust level. Replace metering devices.
Lights (Indoor)Check and record light level readings.
Lights (Outdoor)Check for nicks or scratches, paint as required to prevent rusting.
Court Maintenance EquipmentCheck for nicks or scratches, paint to prevent rusting.
Court Buildings
Metal BuildingsCheck safety padding. Clear gutters, check for any roof leakage.
Fabric FrameInspect and clean building exterior.

DrainageClear tops of drains and swales. Repair damaged structures or pipes.
LandscapingChange seasonal plantings, fertilize or prune as required.

Daily

Court Surfaces (outdoor)
Fast-DryWater (sometimes twice a day). Broom and brush court lines.
Sand-Filled TurfSweep surface clean of debris.
GrassWater surface, mow if required. Rotate court position or let court “rest.”
Court Surfaces (indoor)
AcrylicVacuum or sweep surface.
Fast-DryLightly hand water court as required. Broom and brush court lines.

WindscreensCheck that windscreens are securely fastened to fence framework.

Post-season

Fast-DryTake up lines or weight them if court subject to freeze thaw cycles.
Sand-Filled TurfClean court surface and apply algaecide and fungicide.
GrassAerate, dethatch, reseed, and fertilize.
Court Surfaces (indoor)
AcrylicSweep or blow surface clean. Clean and fill cracks and surface tears.
Sand-Filled TurfClean court surface.
Court Accessories
NetsRemove nets (or loosen tension). Check cables & replace as required. Store.
Net PostsRemove posts, cap sleeves, lubricate mechanisms, and store or cover.
WindscreensTag locations, clean, & store. Measure and order replacement panels.
Irrigation — Above SurfaceTurn off water supply, drain and blow out system, repair equipment as required.
Lights (Indoor)Clean lenses and check wiring/conduit minimum every 6 months if year round.
Lights (Outdoor)Clean lenses and check wiring/conduit minimum every 6 months if year round.
Court Maintenance EquipmentClean, lubricate, order replacement parts if required, repair, store. Drain gasoline or water if applicable.
Court Buildings
Air StructuresClean fabric, take down, store, winterize mechanical equipment.
Metal BuildingsClean HVAC filters and vents, inspect roof and insulation systems.

Long-term planning

Court Surfaces (outdoor)
AcrylicPlan for resurfacing every 5-8 years.
Fast-DryCheck surface thickness yearly. Re-leveling may be required if court has eroded. A new lift may be required every 5-7 years.
Sand-Filled TurfPlan to resurface every 12-20 years
Court Surfaces (indoor)
AcrylicPlan for resurfacing every 3-6 years.
Sand-Filled TurfPlan to replace surface every 10-15 years.
